PERSONAL EXPERIENCE

Over the 34 years of Mr. Guinan’s career he has performed multiple roles such as Project Executive, Project Director, Senior Vice President, Operations Manager, and Qualifying Broker. Mr. Guinan is experienced in overseeing the daily activities of construction and project management staff. In his executive roles he has directed concurrent high-value programs exceeding $100 million annually, delivering complex multifamily, educational, municipal, and master-planned community projects throughout the Southeast United States. He is adept at preconstruction planning, rigorous value engineering, financial forecasting, subcontractor procurement, and building consensus with owners, developers, investors, and municipal authorities to keep projects moving forward on time and within budget.

Mr. Guinan is unique in that he combines hands-on construction expertise with executive leadership and an MBA. He is EarthCraft Certified and has delivered multiple LEED Gold and Silver certified projects with extensive experience in sustainable and high-performance developments. He also serves on the Construction Management Industry Advisory Board at Kennesaw State University.

EDUCATIONAL & MUNICIPAL FACILITIES

Provided executive oversight for Southeast regional operations leading multidisciplinary teams in preconstruction and delivery of high-value developments.

Directed $21 Million Morgan County Parks and Recreation Phases 1 & 2 (athletic complex and community center) and $12 Million Atha Road Elementary School renovation (90,000 SF).

Oversaw multiple concurrent school additions/renovations (Flowery Branch HS, Johnson HS, CW Davis, Chestatee) and commercial facilities (Hall County Bus Facility, St. Thomas More Catholic Church, Mount Paran Church Youth Worship Center) while implementing financial controls for portfolios exceeding $50 Million annually. Completed projects ahead of schedule with zero safety incidents through rigorous value engineering, procurement, and stakeholder coordination.

MULTIFAMILY RESIDENTIAL DEVELOPMENTS

Provided executive leadership for $80+ Million Hwy 92 Apartments (330 units on brownfield site including 90-unit resort-style building) and $60+ Million Powder Springs Apartments (226-unit E-stack urban infill with parking deck).

Oversaw full lifecycle preconstruction, cost estimation, value engineering, and delivery, reducing costs while aligning client and investor objectives and securing repeat business exceeding $100 Million in additional awards. 

Oversaw $200+ Million portfolio including Lullwater at Jennings Mill (312 units), Accent Peachtree Industrial Blvd (330 units), Mercer University Student Housing podium structure, and $40 Million Buffington Road Apartments (156 units).

Implemented process improvements and lean practices that enhanced productivity and delivered projects on or under budget with strong client relations.

Led turnaround of $50+ Million Accent 2050 (198 units with structured parking) recovering an 11-month schedule delay. Directed $70+ Million Columbus Commons (106 units with Victorian/Italian-inspired design) and other HUD/DCA senior and subsidized housing projects including the award-winning Reynoldstown Senior Residences (70 units).

Optimized procurement and financial forecasting while navigating complex financing and municipal approvals.

MASTER PLANNED COMMUNITIES & LAND DEVELOPMENT

Directed $150+ Million portfolio of EarthCraft-certified master-planned communities in the Callaway Gardens area (Longleaf at Callaway, Camp Callaway, Callaway Golf Cottages, Highland Park, Sky View Meadows). Oversaw land development, infrastructure, and construction of over 200 single-family residences with environmentally focused planning.

Achieved LEED Gold certification for the sales center along with multiple EarthCraft awards including Innovator of the Year (twice), Community of the Year 2007, and Builder of the Year 2008.

COMMERCIAL & LIGHT COMMERCIAL PROJECTS

Managed commercial developments including the $8 Million Meadows Commerce Center (80,000 SF flex office/warehouse in Alpharetta) and amenity packages for multiple master-planned communities (Glen Abbey, Ellard, Bentwater). Delivered high-quality facilities through disciplined preconstruction and value engineering while maintaining outstanding customer satisfaction.
